The land is fully located within the so-called “Patricova zone,” which means it is in an area classified by the authorities as potentially prone to flooding. However, nearly all plots in this area have the same classification, and several houses have already been built. This is because the Patricova designation does not automatically mean that the entire plot is at real risk of flooding. To obtain a building licence, an architect can carry out an “estudio de inundabilidad” (flood risk study). This study assesses any possible water flow or mild run-off areas on the land. With this information, the municipality can be shown which parts of the plot are safe for construction.
